More detail on my services for sellers:

Pricing: Based on the current market value and determined through a comparable market analyses (CMA) I will suggest an asking price. In a buyer's market, one with high inventory, it is important not to overprice a home. At the same time, I work to ensure you do not undervalue your property either.  In order not to be overlooked by buyers it is critical to monitor price fluctuations weekly and keep you as a seller informed of changes. If desired I can send you up-to-the-minute email notifications with price changes of your competitors so you can stay on top of the market. My goal is to get the highest price possible for your property in the shortest amount of marketing time.

Multiple Listing Service: Your property will be entered on the MLS providing full written detail on your home along with a minimum of six photographs. With this service your property listing will appear on all major real estate-related sites as well as real estate agent websites generally (those that have MLS access available).  This way, your home gets maximum exposure and is on display 24 hours a day.

Photos: Digital photos will be taken for property marketing print pieces and other materials. These will also be submitted to the Multiple Listing Service (MLS) as well as many Internet websites (see online marketing).

Fact Book/Display Board: I prepare a binder with details about your home for prospective purchasers to read while at your property. It contains information on utilities, schools, property disclosures, the surrounding community, comparable sales prices in the neighborhood, etc.  At times I set up a display board which showcases interesting information about your home and encourages buyers spend more time there.

Property Flyers: Full-color property flyers will be used inside the property as well as outside in a flyer box that is part of your signage where desired.

E-Flyer Mailings: E-flyers to promote your property will be sent to my extensive prospect database and a customized target market group for your home.

Blogging: Your property will be featured on my custom blog sites in English and in major European languages with a detailed description and property photos. Blogging is a very powerful Internet marketing tool for today's advanced real estate professional. It enhances worldwide search engine placement and gets the attention of today's buyer. In addition, buyers and sellers can subscribe to Andrea's RSS feeds to stay in touch.

Anyone who has experienced a real estate transaction knows that a myriad of issues can, and usually do, surface on the path to a successful closing.  My experience in maneuvering through the often challenging and choppy waters of the typical deal will ensure you receive the best results possible.
